Finance for business owners and the self-employed.

If you run your own business, lenders usually want more evidence than they do for a salary. Depending on the lender, that can include financial statements, tax returns, GST returns, management accounts and confirmation from your accountant.

My Money specialises in self-employed home loans and business finance, including commercial and self-employed lending. The right structure depends on your business, your cash flow and the security you can offer.

My accounting background means I am comfortable working through your business accounts with you.

About Stephen

Common questions.

All questions

I'm self-employed. Can I still get a mortgage?

Absolutely.

The process can simply require more evidence of your income.

Depending on the lender and your circumstances, banks may want to see:

  • Financial statements
  • Income tax returns
  • GST returns
  • Current management accounts
  • Business bank statements
  • Accountant confirmation
  • Forecasts or other supporting information

The lender will usually want to understand whether the income being relied upon is sustainable.

Good presentation of a self-employed application can make a significant difference.

What documents will I need for a mortgage application?

The exact requirements vary, but you may be asked for:

  • Proof of identity
  • Payslips
  • Bank statements
  • Evidence of your deposit
  • KiwiSaver evidence
  • Existing loan statements
  • Details of credit cards and other debts
  • Confirmation of living expenses
  • Sale and purchase agreement

Self-employed applicants may also need financial statements, tax returns, GST information or confirmation from their accountant.

Providing complete information early can make the application process considerably smoother.

Why can different banks offer different borrowing amounts?

Every bank has its own lending criteria.

There can be differences in how lenders treat:

  • Bonuses and overtime
  • Commission income
  • Self-employed income
  • Rental income
  • Boarder or flatmate income
  • Credit cards
  • Existing mortgages
  • Childcare costs
  • Business income
  • Investment properties
  • Proposed retirement age
  • Different types of property

This means one bank declining an application does not necessarily mean every bank will reach the same conclusion.

Part of our role is understanding your circumstances and identifying which lenders may be the best fit.

Do I need a perfect credit record?

No.

A past credit issue does not automatically mean you cannot obtain a mortgage.

The lender will normally want to understand:

  • What happened
  • How long ago it occurred
  • The amount involved
  • Whether it has been repaid
  • Whether it was an isolated event or part of an ongoing pattern
  • Who you owed money to

Different lenders have different levels of tolerance for previous credit issues.

It is generally better to disclose any concerns early so they can be properly assessed.

What clients say.

All client stories

Stephen managed to find a deal to secure our Bussiness finance and save our small business.

From initial consultation to deal in 2 weeks, we now have investment for an infrastructure upgrade and cash on hand to survive winter trading.

I highly recommend Stephen as a Financial advisor to broker a deal for a small business operator looking to raise capital for cashflow or investment.

Thank you Stephen, you've helped keep us in the game when the Banks looked the other way, I massively appreciate your expertise in helping our family business breathing space to look toward future growth.

We had been with the same bank for some time across our businesses, but as our businesses continued to grow, we found that the level of service and commercial support we were receiving was no longer meeting our needs. The bank was slow to respond, difficult to deal with, and ultimately wasn’t able to provide the growth facility we needed to continue moving forward.

Changing banks, particularly when you have multiple and growing businesses, is not a simple process and we were initially concerned about the complexity, cost and disruption involved.

Stephen made the whole process so much easier. He took the time to understand our businesses, our plans and what we were trying to achieve, then worked hard to find us a great solution and negotiate a very competitive deal. He simplified what could have been a very complicated process and helped make the transition and transfer to the new bank as seamless as possible.

Importantly, Stephen also connected us with an excellent bank manager who has taken the time to understand our businesses and has been fantastic to deal with since making the move. Having the right banking relationship in place has made a real difference to us and gives us much more confidence as we continue to grow.

We really appreciate Stephen’s professionalism, commercial understanding, communication and the effort he put into getting the right outcome for us. We would have no hesitation recommending Stephen to anyone looking for professional financial advice, particularly business owners who need someone who understands the bigger picture and can make a complicated process much easier.

Stephen and his team were excellent when arranging finance for my commercial project. They went above and beyond and came up with a far better solution than I could ever achieve when dealing directly with a bank, even a bank I have had a lot of business with.
